Blue Bay Caravan Park for sale with $20m+ guide

A Central Coast family could stand to make more than $20m on the sale of a unique property that has been home to campers and grey nomads for more than half a century.

The Blue Bay Camping and Caravan Park has been listed for sale after being a local institution for the past 60 years – and its land size and address are proving quite a drawcard among buyers.

The 5,424sq m parcel spans seven residential lots with median density zoning just one block down from the beach.

Selling agent Craig Fisher from Di Jones Central Coast said each of the seven lots had a land value of more than $2.5m, bringing the total value to at least $20m.

It’s just one block down from the beach.

It has been owned by the same family since it was build about 60 years ago.

But buyers could be willing to “pay a premium” for a parcel that size in proximity to the beach, which was a rare find for the region, he said.

The caravan park is licensed for 48 powered sites and includes amenities, a playground, a camp kitchen, and a solar heated spa and pool.

It comes with a managers residence.

The 5,424sq m parcel spans seven residential lots.

It also has a managers residence with a games room and a workshop.

He said it appealed to buyers looking to park money in a cashflow producing asset as well as developers looking to build medium density dwellings or houses.

He said he had received 65 inquiries from potential buyers within 48 hours of listing the property.

The land was originally a tomato farm and was purchased by the owners about 60 years ago before being converted into a caravan park and camping ground.

Mr Fisher sold its “brother” park, the Toowoon Bay Van Park, in July last year for $4.5m.
