Warnervale “Cubbyholes” the latest office trend
Stage three of a Warnervale commercial development has been released for sale, with industrial units being sold off the plan starting from $108,000.
The site called Cubbyhole offers 88 light industrial units between 26sqm and 95sqm and one residential apartment.
The concept was developed by John Ryba of Site Pty Ltd, who thought of the idea while working from his garage.

Ryba says that he wanted an “affordable work and storage space for people who prefer to own rather than rent and to co-work rather than work alone”.
The first Cubbyhole development was built in Newcastle and completed in October 2016. It included 87 units, which sold quickly to investors and owner-occupiers throughout Australia. About half the units are occupied by businesses, tradesman, artisans and hobbyists and the other half are used for permanent commercial and domestic storage.
The Warnervale development promises units that are “small in size but big on quality, with a simple design plan that lets you make use of every last square metre, including the ability to have a mezzanine floor in most units”.
Now in the third phase of a five-stage selling process via Raine&Horne Commercial, the ad listing refers to stage one and two sales as a “staggering success”.
The development site also includes a cafe set in landscaped grounds, high level security including access via electronic gates and CCTV surveillance and first class bathrooms inclusive of showers and change rooms.
According to CoreLogic, the site at 2 Warren Rd was snapped up last year for $1 million.
