Moreland’s oldest hotel, a Sydney Rd landmark, has hit the market.
The recently transformed Woodlands Hotel, which dates back to the 1850s, specialises in local beer, wine and produce, and is fresh to the market.
It is “one of the first buildings and few hotels built in this style, and a major landmark on Sydney Road”, according to the Victorian Heritage Database.

With the vendors moving on to new business ventures, the property is on the market for more than $3.5 million.
CBRE agent Scott Callow says the owners are selling the freehold and the business.
“The property had a fantastic renovation inside with a very attractive fit-out and furnishing,” Callow says.
“And the beauty of a hotel of this nature is it has that combination of classical and modern features.
“Its feel is very unique to hotels rather than commercial spaces that are converted for similar uses.”
The double-storey building is located on 398sqm with 31.29sqm of street frontage to Sydney Rd.
On the ground floor is the public bar with a “medieval-themed decor”, large atrium holding up to 50 guests and a commercial kitchen with stainless steel appliances.
Upstairs is the formal dining room and function space with an eclectic decor and access to the decking area.
Other features include high ceilings, exposed brick walls and a 1am general liquor licence.
Callow says the opportunity to buy freehold with the business has become harder to come by in the hotel world.
He adds that it is most likely the new buyer will continue to operate it as a hotel.
“Given how much work has gone into the refurbishment of the hotel, I imagine it would continue in a similar direction,” Callow says.
“We have had a range of buyers, from owner-occupiers keen to own a special asset in Coburg to pure investors, who are interested.”
