JASPERS PEMBERTON

I'm delighted to present this sensational opportunity to someone looking for a sea-change and/or a wonderful investment.

Offering a large privately-owned site located in the heart of the Southern Forests region, the property has three architect-designed, spacious king bed cabins as well as an architect-designed whisky bar and restaurant, which is currently leased to the owner. There is ample space on the site with power and water to add a further building, such as another cabin, or sea-container-style store or cafe.

The offer is for the purchase of the land along with the established luxury short-term holiday accommodation business, as well as the lease which is in place for the onsite restaurant/whisky bar.

To the right party, there is an opportunity to buy the restaurant business inc fit out, but that does not form part of this offer.

Walk-in businesses
The short-term accommodation business runs online and is app-driven (the current owner lives in Perth) and has been set up to be as automated as possible. Refined over years with proven supply chain - Little Hotelier, Airbnb, Bookings.com, internet, handyman, lawn services, all suppliers. Lock-box code entry (no staff needed to check-in or out). Two ABN-holder cleaners with a third as back up. The current owner receives only a few phone calls a month.

THA Luxury Cabins of the Year, WA 2023
The accommodation constantly receives excellent reviews across all social media platforms, including Google, TripAdvisor and Booking.com. The cabins are AirBnB Superhosts, voted for Customer Satisfaction as the 'Top 3% worldwide' by Kayak.com, and the bar 'Top 10% in the world' by TripAdvisor.

The cabins are named Islay, Speyside and Highlands after three of the most famous Scottish whisky regions. The cabins are quiet inside with excellent insulation and double-glazing.

They are generous in size with a covered al fresco 15m2 deck leading through double-glazed sliding doors and Freedom privacy sheers & blackout curtains to approx 36m2 interior space, which includes the fully tiled bathroom with oversized rainfall shower & black tap ware. There's huge cupboard and draw space, a kitchenette with fridge, Nespresso, SMEG small appliances, glassware, and more, all 'hidden' by an oversized slide-back door.

Each cabin houses a king-sized bed with pillow choice, original art, two-seater sofa, wall-mounted TV w/Google Chromecast, NBN Wi-Fi, a Dyson and other amenities. Reverse-cycle air-conditioning and duel bottled gas. All black tap ware has recently been upgraded.

The accommodation business is simple to manage, has an established website, engaged social media following, proven supply chains, and solid repeat business.

Location is superb!
Booking.com 'Top location'.
9.6/10 - Places to stay as a couple.
Situated in the heart of the historic timber town of Pemberton, the area is renown for its native karri forest, and abundance of seasonal fresh produce including black truffles, avocados, cherries, finger limes, potatoes, apples, Marron, trout, pinot chardonnay and rolling vineyards, and so much more. With five national parks within 20 minutes' drive, the area also has plenty of rivers, streams and dams for recreation.

Events which drive tourism
Annual events include in Pemberton include Truffle Kerfuffle, Pemberton Unearthed, Pinot Picnic, Pemby Trout Festival, TARGA South West Rally, RAC Kids Triathlon, WA Gravity Enduro MTB (as well as other MTB and trail running events throughout the year), Pemby Trail Fest, Power Dingy Racing, Art Fest, and Pemberton WOW which ensures many weekends are booked well in advance outside of the standard long-weekend bookings. The site sits on an official start/end point of the Bibbulmum & Munda Biddi, so also gets seasonal walkers in need of a proper night's sleep. Aerial Adventures are the latest company to set up in Pemberton, with a new ropes and zip-line course in the shade of the world-famous Gloucester Tree.

Occupancy & price increase
Occupancy for the cabins is consistently high throughout the year, generating an excellent return on investment, but there is scope for growth. Since opening in 2019 income tripled from circa $70k to just under $200k. Maximum possible cabin rental income sits at just over $250k. Cabin rates started in 2019 at $179 per night and are currently $229 per night (standard nights), plus cleaning and credit card fees.
