The office suites are located on the 1st floor of Building One and Building Three and offer stunning views over Darwin Harbour and the Darwin City Waterfront precinct. Designed with the tropical climate in mind the office suites offer the best in contemporary design with substantial sun shading whilst still allowing good views from within and excellent levels of natural light.

Stage One of the Darwin City Waterfront comprises boutique retail and restaurant accommodation, 138 luxury residential apartments, Darwin Convention Centre, two major hotels - The Vibe and Medina, tavern, commercial offices, a public beach, wave lagoon and a recreational boating lagoon.

Secure car parking is provided on site within the basement car park and car parks are allocated to each tenancy at a rate of three car parks per 100 square metres of tenancy area.

The building provides full lift access to the office suites. Access to the office suites can be gained directly from the secure basement car park. Male and female toilets and disables toilet/shower facilities are also provided on each level.

Purpose designed for Darwin's unique climate and lifestyle, Wharf One Workspace is at the leading edge and the office suites have been designed with Environmentally Sustainable Design (ESD) principles in mind.

The suites are accessed from the ground level foyer and each office floor can be reached via the lift or stairs.

Panoramic floor to ceiling glass windows (2400mm high) provide ample natural light and places less reliance on artificial light with the added bonus of maximising the stunning vista.

High performance blinds designed to maintain visibility and reduce glare and radiant heat levels are also incorporated. The reduction of radiant heat also reduces the reliance on conditioned air and thus reducing the energy consumption for the air conditioning plant. The entrance doors are approximately 1400mm wide frame-less glass.

High quality tap-ware is installed throughout the office suites and all paints used are Low Volatile Organic Compound, designed to reduce occupant's exposure to harmful compounds. Carpeting in the office suites is high quality commercial grade carpet with high natural fibre content.

Variable Refrigerant Flow (VRF) type air conditioning is provided due to the fact that this system is more energy efficient than a normal a/c system. Additionally, energy efficient T5 lighting fixtures have been incorporated and have been laid out in a pattern designed to maximise energy efficiency and reduce energy consumption. The air conditioning system has been designed to allow for future connections of fresh air to each tenancy, thus enabling each tenant to expand the system to incorporate facilities such as individual offices, board rooms and meeting rooms.

Power skirting is provided to internal tenancy walls and this can also be used to run network cabling in an easy and efficient way. The building also features a full electronic card access and intercom security system.
