Acting under instructions from Renewal SA, JLL is seeking Tenders from interested purchasers in acquiring the Drill Core Library building, historic former Z Ward of Glenside Hospital and substantial vacant land located in the prime inner eastern suburb of Glenside.

The property is located less than three kilometres from Hutt Street in Adelaide’s CBD and comprises a large near flat parcel of land with dual access to Conyngham Street at Glenside.

The total 2.138ha property comprises three key components; a substantial office warehouse known as the Drill Core Library, the former Glenside Hospital historic Z Ward and vacant land suitable for development subject to land use provisions for mines and energy purposes as detailed in a Land Management Agreement and normal statutory consents. Portion of the site comprising the Core Library will be leased back to DMITRE until 31 January 2016.

Drill Core Library

Purpose built by the State Government circa 1978 (with extensions in 1982 and 1985) to house drill core samples from mine sites across South Australia, the Drill Core library is an office and high clearance solid masonry warehouse with an estimated 8 metre clearance. The building and associated car park are located immediately behind the Beach Energy offices on Conyngham Street and form the north eastern portion of the overall site.

Former Z Ward

A heritage listed building complete with secure grounds and established in 1885 as the ‘Hospital for Criminal Mental Defectives’ the former Z Ward is a spectacular red brick two-storey building recorded on the State Heritage Register and National Trust Register.

Vacant Land

The balance of the site is a regular shaped parcel of vacant land of 6,820sqm* with a frontage to Conyngham Street of 37.95 metres* and a depth of 179.8 metres*. The use of the whole site will be consistent with the Government of South Australia’s previous and future intended use of the site being for mines and energy purposes.

Any land use will be subject to normal statutory consents.
