‘Warolim’ is a rural land holding of approximately 980.67 hectares, with six freehold titles that has been used for farm forestry and livestock grazing.
The property is located on the western side of the Casterton to Edenhope Road, approx. 13 kilometres south east of Edenhope in the area named Kadnook, in the Western Districts of Victoria.
Approximately 576 hectares of bluegum trees (hardwood) were established from 1999 to 2002. The plantation was developed to supply hardwood timber for the bagged firewood market. Some of the trees have been harvested.
The remaining area is made up of an improved pasture area with phalaris, annual grasses and clovers; a conservation area of predominantely Stringy Bark, Yacka and native grasses with some area of Bracken Fern; and the native pasture and remnant scrubland area consisting of native annual and perennial grasses and isolated established gums and re-growth mixed timber species.
Soils vary and comprise deep loamy clay soils, deep sands over clay and smaller pockets of ironstone and shallow topsoil over clay.
Water infrastructure and storage include multiple bores and dams and the long term local recorded average rainfall is approximately 580mm per annum.
Structural improvements are limited and include sundry shedding with power connected, old homestead and steel post and rail cattle yards.
